Setting up a new unit is very similar to setting up a new building, the main difference is that this WILL be visible to your tenants and prospective tenants. For that reason you may want to take a little more care in setting it up.
The setup page is found at Properties -> Add a New Unit
As with seting up a New Building, this form will allow you to input the bare minimum so that you can then set up a lease for a tenant.
You will need to have a unique name for your unit, which will also be the Title for the description when the unit is advertised.
Then select which building this unit is in. If you have not yet set up the building, and if this unit is the only unit in the building, for example if it is an apartment in a larger building that you do not own, then you can select ‘Make this its own building’. Doing so will use the information you provide here to also set up a building.
The Unit Rental Rate is your advertised rate. When it comes to signing up a lease you can, of course, choose a different amount and add to that extras such as utilities, parking and pet fees.
The Security Deposit will usually be a percentage of the Rent. Your province will have legislated a maximum amoount that you can charge for this. Also remember that when you receive a Security Deposit from a Tenant you are required to put that in a designated trust account on which it will earn interest.
Likewise you can specify here the default late fee for this Unit.
The Unit Style, Parking, Heating details and so on are all displayed on the Available Properties page.
The Google Map is NOT entered here, as that is copied over from the Building Page.
Once you hit the green button, the details are saved and you then have the option of adding more details and photos, or creating a lease and adding a Tenant to the building.
